Hardwood flooring throughout the second floor
Standard specification: vinyl or carpet
The same hardwood you picked for your main floor runs right up through the bedrooms and hallways. It looks great, wipes clean, and will last you decades.

Granite or quartz countertops in the ensuite and all upstairs bathrooms
Standard specification: laminate. Selections as per plan.
Stone stands up to daily family use far better than laminate. It will not swell or lift at the seams when water finds the edges, and with normal care it keeps its finish for the life of the home.

Stained stairs to the second floor
Standard specification: natural finish, sealer only
Stain gives the treads real depth and colour, and it lets the staircase pick up the tone of the hardwood on both floors instead of standing apart from it.

Iron spindles on the second-floor staircase
Standard specification: wood spindles
Iron is far slimmer than a wood spindle, so your stairwell stays open and bright and you keep the sightlines through to the rest of the house.

How it works

Visit the model home
Come and see the hardwood, the stone and the stained staircase at full scale before you decide anything. Our sales staff will walk you through what we build as standard and what the Summer Sale adds on top of it.

Choose your lot and plan
We will go through the lots and floorplans currently available at our Sheldon's Gate site in West Mountain, Hamilton, and find the one that suits your family best.

Sign your agreement
On an agreement signed on or before Monday, September 7, 2026, the four upgrades will be added to a schedule to your Agreement of Purchase and Sale, free of charge.

Choose your selections
At your first design appointment you customize the floorplan and the exterior of the house with our design team. You then come back in for a second appointment to choose all of your finishing selections, from the hardwood and the stain colour to the stone in the bathrooms. If you would rather see the full range in person first, we will send you out to our suppliers' design studios so you can see every option before you commit to anything.
